Federal Realty Investment Trust (FRT), with a market cap of $10.2 billion, is a leading U.S. real estate investment trust (REIT) that owns, operates, and redevelops high-quality retail properties and mixed-use neighborhoods. FRT's strength is even more pronounced against the Real Estate Select Sector SPDR Fund (XLRE), which has gained 9% over the past year and 10.6% on a YTD basis.

On July 31, Federal Realty Investment Trust delivered a robust second quarter of 2026, driven by robust leasing activity and continued property-level growth. Core FFO rose 6.8% year over year to $1.88 per diluted share, and total revenue increased 7.8% to $335.7 million. The company signed a record 124 leases covering 819,273 square feet, generating impressive rent growth of 15% on a cash basis and 28% on a straight-line basis. Adjusted comparable property operating income grew 4.2%, while overall portfolio occupancy remained solid at 93.8%, up 20 basis points from a year earlier, and the leased rate rose 70 basis points to 96.1%.

Federal Realty capped off a strong quarter by raising its dividend 3% to $1.16 per share, extending its industry-leading streak of annual dividend increases to 59 consecutive years. Reflecting confidence in its outlook, FRT raised and tightened its Nareit and Core FFO guidance to $7.48-$7.56 per share, implying 6.5% year-over-year Core FFO growth at the midpoint.

For fiscal 2026 ending in December, analysts expect FRT's FFO per share to grow 4.3% year over year to $7.53. The company's FFO surprise history is mixed. It beat the consensus estimate in three of the last four quarters while missing the forecast on another occasion.

Among the 20 analysts covering FRT stock, the consensus is a "Moderate Buy." That's based on 12 "Strong Buy" ratings, one "Moderate Buy," and seven "Holds."

This configuration is more bullish than two months ago, when the stock had 12 "Strong Buy" suggestions.

On Aug. 17, Barclays analyst Richard Hightower maintained an "Equal-Weight" rating on Federal Realty Investment Trust while raising his price target to $123 from $120.

The mean price target of $132.15 represents a 12.5% premium to FRT's current price levels. The Street-high price target of $149 implies an upswing potential of 26.8%.
