Repreve maker Unifi has entered an agreement to sell two non-strategic real estate assets in Yadkin County, N.C., in an effort to reduce debt.

The assets include approximately 120 acres of land and 500,000 square feet of warehouse space in Yadkin County, where Unifi's Yadkinville operation is located. That facility remains open. Last year, the company closed a manufacturing plant in nearby Madison, N.C.

The Yadkin County property was acquired for $60 million by data center operator WhiteFiber, which is currently developing a $1 billion data center at the former Unifi site in Madison. The deal, which was made through WhiteFiber's wholly owned data center subsidiary, Enovum Data Centers Corp., is slated to close in the fourth quarter.

"This transaction demonstrates our focus on optimizing the efficiency of our U.S. business and makes Unifi a leaner and more profitable organization," said Eddie Ingle, CEO of Unifi, Inc.

"Working with the buyer, we were able to identify portions of our real estate portfolio that would be most beneficial to a new owner while being least impactful to our ongoing operations and production capacity. This carve out of assets is expected to have minimal operational impact to our business and create no downtime in our daily processes," he added. "Our U.S.-based operations will maintain their current production capacities and there will be no changes to how we service our customers out of Unifi's Yadkin County campus."

Unifi has faced difficult financial conditions over the past couple of years, posting a net loss of $9.7 million in its second fiscal quarter this year—an improvement from an $11.4 million loss the year prior—and a net loss of $2.3 million in Q3, an improvement from $16.8 during the same period in 2025. The Greensboro, North Carolina-based recycled yarn maker pointed to geopolitical disruptions and tariffs as factors continuing to negatively impact its global operation.

Unifi has been working to reduce its debts, most significantly with the closure and sale of its Madison facility for $45 million in 2025, as well as job cuts last fall that it estimated would save the company around $4 million through fiscal 2026.

"Upon closing this transaction, Unifi would retire a substantial amount of debt and significantly improve its financial flexibility," Ingle said of this month's Yadkin County real estate sale.

In addition to its facilities in North Carolina, Unifi also has operations in Brazil, Colombia and El Salvador, along with sales offices around the globe.

Unifi will share its fourth quarter earnings numbers on Aug. 20.
