Digital Realty Opens 6.4-MW Nairobi Data Center. Can Network Density Deliver Attractive Returns?

Digital Realty Trust, Inc. (NYSE:DLR) announced the opening of its 6.4-megawatt NBO2 data center in Nairobi on September 7, expanding the campus alongside NBO1. The opening coincides with subsidiary iColo's transition to the parent's brand in Kenya and Mozambique.

The attraction extends beyond additional server space. Customers can access the campus's community of more than 100 networks, two internet exchanges and a satellite teleport, which connects terrestrial networks with satellite services. These are connectivity options, not a disclosure of NBO2's leased capacity or customer count.

For Digital Realty Trust, Inc. (NYSE:DLR), the opportunity is to turn that concentration of networks into recurring customer relationships. The opening announcement did not disclose development cost, pre-leasing, occupancy, or expected revenue, leaving the financial payoff unresolved.

Bull Case

Interconnection can give customers a reason to choose a facility beyond price. Physical connections between customers and network providers can reduce latency and support more reliable data exchange. For businesses serving several markets, having carriers and partners close together can simplify how traffic moves between them.

That creates a potential network effect for Digital Realty Trust, Inc. (NYSE:DLR). More useful connections can attract additional customers, making the location more valuable to others. Once customers build several connections into their operations, relocating can become more disruptive. The resulting retention advantage could support recurring revenue, although it remains an investment thesis rather than a demonstrated NBO2 result.

Expansion beside an established facility also offers a practical sales opportunity. Existing campus users needing more space could expand nearby while retaining access to their network partners. Digital Realty Trust, Inc. (NYSE:DLR) can pursue that demand alongside new customers, rather than relying entirely on first-time entrants.

The satellite link broadens the campus's reach to locations with limited terrestrial infrastructure. Combined with local hosting, that gives businesses another way to serve regional users while keeping selected data and applications in Kenya.

Bear Case

Available capacity is not the same as revenue-producing capacity. NBO2's 6.4 megawatts say little about how quickly customers will install equipment, begin paying, or expand their commitments. A slow ramp could leave staffing, maintenance, and infrastructure costs spread across too little revenue.

The undisclosed construction economics matter just as much. Digital Realty Trust, Inc. (NYSE:DLR) could achieve strong occupancy without attractive returns if development costs were high or leases required substantial incentives. Network density helps the proposition, but pricing, customer mix, and spending determine what shareholders ultimately retain.

Power reliability and cost are additional tests. Backup infrastructure can protect uptime but brings maintenance and operating expenses. Competition could pressure rents or delay leasing, while currency movements could affect the dollar value of local earnings. The opening release did not specify NBO2's lease currencies or power-cost recovery arrangements.

Digital Realty Trust, Inc. (NYSE:DLR) identifies power availability, competition, leasing execution and foreign exchange among its broader risks. Those exposures explain why a strategic location alone cannot establish profitable growth.

Hedge Fund Sentiment

The filings available so far reflect positions held before Digital Realty Trust, Inc. (NYSE:DLR) reported the NBO2 opening. Insider Monkey's database showed 73 hedge funds holding Digital Realty Trust, Inc. (NYSE:DLR) at the end of 2Q2026, up from 46 funds three months earlier.

Conclusion

Digital Realty Trust, Inc. (NYSE:DLR) has strengthened its Nairobi offering with capacity beside an established connectivity hub. The commercial logic is credible, but the earnings contribution remains unquantified. Leased capacity, customer commencements, interconnection revenue, and development returns will show whether NBO2 becomes more than a useful regional foothold.
