It is one of the most common retirement questions we come across, and it deserves a real answer. What follows is the math and the mechanics, built from actual numbers, so anyone thinking about it can decide whether the math actually works.

What San Antonio Actually Costs to Live In

Texas overall runs a hair below the national cost-of-living average, with a state index of 97.057, where 100 equals the U.S. average. That is the state figure, but San Antonio typically prints below the state average on housing but tracks close on most other categories, which matters because the Consumer Expenditure Survey put average annual household expenditures at $78,535 in 2024. That national baseline is a reference point to adjust against for a retiree living on Social Security and a small pension.

Texas Tax Picture That Cuts Both Ways

The other half is property tax. Relief Programs Most Coverage Skips

Texas offers a general residence homestead exemption on a primary home, an additional exemption for homeowners who reach the qualifying age of 65, and, critically, a school district tax ceiling that freezes the school portion of the property tax bill once that age exemption is claimed. Homeowners meeting the age or disability threshold can also elect to defer collection of property taxes, though interest continues to accrue against the estate. None of these are automatic. The homeowner must file with the county appraisal district, and the age-65 ceiling is portable to a new Texas homestead on a percentage basis rather than a dollar basis. For a retiree planning to stay put, the ceiling can be the single largest structural savings in the budget over a twenty-year retirement.

Cooling, Insurance, and the Healthcare Bridge

San Antonio summers concentrate electricity spending into roughly five months, so budget the cooling load seasonally rather than smoothing it. Homeowners insurance in central Texas has to price hail and severe convective storm exposure, which is why premiums have moved faster than the national average in recent years. Sales tax carries more weight in a state funding itself without an income tax, so discretionary spending is taxed on the back end.

Healthcare access is a genuine San Antonio strength given the concentration of major medical systems. For a Medicare-age retiree, the 2026 standard Part B premium is $202.90, with an annual Part B deductible of $283 and a Part A inpatient deductible of $1,736.
