While high prices, borrowing costs and uncertainty have given plenty of would-be real estate investors reasons to wait, real estate investor Grant Cardone is pointing to what some of the biggest players are doing with their money.

"Institutions are buying real estate," Cardone wrote on X recently. "What do they know that you don't know?" He backed up the question with screenshots of major deals involving Blackstone (NYSE:BX), Starwood Property Trust (NYSE:STWD) and other large investors, along with purchases involving some of America's wealthiest billionaires.

One of Cardone's examples involved Citadel founder and CEO Ken Griffin, who reportedly struck an $86 million deal to sell a commercial building in Palm Beach, Florida, to Blackstone.

He also highlighted Starwood Property Trust's roughly $2.2 billion deal to acquire Fundamental Income Properties and GO Residential Real Estate Investment Trust's planned acquisition of 27 properties from H&R REIT.

Other screenshots focused on South Florida, such as American Landmark Apartments expanding its apartment portfolio with a $65 million deal in Palm Beach County.

Cardone also pointed to wealthy individuals putting money into residential property. Griffin reportedly bought a $38 million Park Avenue apartment in New York, adding to a real estate portfolio valued of around $1.5 billion. Google co-founder Sergey Brin was also among the tech billionaires making headlines for buying luxury property in Miami and has reportedly spent $51 million on a waterfront mansion in Miami Beach.

The deals Cardone shared cover very different corners of real estate, from apartment portfolios and commercial buildings to luxury homes. His point, however, is that major investors with enormous amounts of capital are still finding reasons to own property.

Of course, buying an $86 million building or a $132 million apartment portfolio is far removed from what most people can afford. Institutions also have access to financing, research and resources that individual investors don't.
